If a landlord is refusing to fix problems in a rental unit, a tenant may be within his or her rights to carry out repairs to the unit himself and then to deduct that from the monthly rent. In order to do that, a tenant first needs to give reasonable notice to their landlord, and if the landlord still does not fix the condition, then the tenant could carry out the repairs, so long as the amount deducted is no more than one month's rent. If the tenant cannot carry out the repair himself or if the amount to be deducted is more than one month's rent, the tenant could consider bringing a legal action against the landlord.
